Property Maintenance for Shopping Centers –  Are Bigger Shopping Centers Easier to Maintain?

Shopping Center Property Maintenance – The Focus On ROI

shopping center property maintenance-sweeping.comGetting a good ROI (return on investment) is usually a critical element when deciding whether to invest in a large or a small commercial property.

Property maintenance is one of the key factors impacting Roi so many investors assume that larger properties actually result in lower maintenance costs.

However larger properties also come with larger risks since they require larger tenants who need more space. Lose one of these larger tenants and ROI is negatively impacted.

Investing and the Property Maintenance Calculation

Smaller commercial properties and shopping centers usually have smaller maintenance budgets but on a percentage basis the cost of property maintenance is higher.

Smaller commercial properties and shopping centers still need portering, sweeping, painting, regular maintenance and repair, as well as the occasional emergency (just like the larger properties).

The frequency of maintenance and the need for experts is the same whether the property is big or small. The cost for property maintenance must be built into the operating income for the property.

There are certain investor’s  who will pass investing in a small property because of maintenance costs, but they may be missing out on an opportunity because they’re placing too much attention on only one aspect of the investment.

Shopping Center Property Maintenance – Most Companies Don’t Need Large Spaces

90% of most businesses in the United States have less than 20 employees. So the  vast majority of the potential tenant market is looking for smaller space to operate..

Larger commercial properties look good in the spreadsheet’s bottom line, but smaller actually provides better opportunities and less risk.

Because there is a much larger pool of tennents, smaller stores and office spaces are easier to rent.  Small companies are also generally easier to communicate with since the business owners are more accessable.

Larger tenants have larger corporate entities to deal with. Also, if the larger organization decides to close a branch or division then this can leave a costly vacancy in your property.

This vacancy can put a hole in the bottom line through a lengthy vacancy.  Finding a larger tenant for larger space is also a challenge because the tenant pool is smaller.

The property still needs to be maintained even if a store or office is vacant.   Revenue stops but the property maintenance costs continue.

Shopping Center Property Maintenance – Large or Small?

This is why in our opinion when it comes to shopping centers or office space, smaller is better.

Do you have a shopping center, office space or commercial property that needs expert property maintenance?

Sweeper Service – Street Sweeping Around The World

Sweeper Service – Many Common Values

sweeper service UK - sweeping.comIn spite of the variety of different cultures throughout the world, there’s one thing that almost everyone on the planet has in common: they want to live in a clean environment.

There’s some other common elements as well. People also want to be healthy, they want their families to be safe, and they want to live in an attractive community.

Certainly there are many areas of the world where this criteria is hard to achieve, however almost every country (whether developed or still developing) has a Department, Bureau, or Community organization that is in charge of keeping streets clean with a professional sweeper service.

Sweeper Service Differences Across the Globe

In this article we’re going to take a look at the variety of street sweeper service practices throughout the world and how different cultures keep their communities clean.

Influences on sweeper service in different parts of the world

There are different restrictions that street cleaners need to deal with depending on where in the world they are.

WeatherIn areas with cold winters such as the Northern parts of the US and Canada, sweepers that use water to loosen debris and minimize dust can’t sweep because the water can freeze and cause a hazard.  Cold weather areas use street sweepers with powerful brushing actions and a strong conveyor belt systems to get the grit, salt and debris into the debris hopper.

Environment – Coastal areas have more sand to deal with. In rural areas with lots of trees, there is a lot of leaf and vegetative debris on roadways. Some countries have tourist areas that create a lot of party trash, (Brazil during carnival and Dawali in India for example). In some mountain areas of Switzerland, the sweeper service uses special sweepers are used to collect hay that farmers move to the roads.

Age of City –  Before the advent of cars, horses and foot traffic were the main modes of transportation. Streets only needed to be wide enough to accomodate two horses. In Europe, narrow streets are often an issue, and many of those streets are made of cobblestone. Street sweepers that use vacuum suction or powerful brushes dislodge cobblestones and damage the street. The sweeper service in these areas often use smaller street sweeping machines Either custom built or manually operated) to deal with the challenge of narrow streets and passageways.

Sweeper Service – Specific Countries

China and Taiwan: Street sweepers in many Asian countries are less complicated, whether the sweeper is a brush or vacuum system. In China and Taiwan in particular, the mechanical street sweepers typically employ two brooms placed vertically on the back side of the hopper to move dirt into the hopper.  Asian countries also still employ manual labor to sweep the streets since labor for this type of work is both plentiful and cheap.

United Kingdom: In the U.K., street sweeper technology has limits due to the sensitive historic areas. Vacuum-based technology dominates the options in street sweeping in the U.K. Since the streets in the older cities are quite narrow, street sweeper trucks tend to be quite small.

Copenhagen, Denmark: Copenhagen is a very progressive street sweeping city.  This city is always testing new technologies, especially sweeper that are environmentally sensitive.

Amsterdam, Holland: Amsterdam often uses a team street sweeping effort, using what is called a train system. A water truck is in the lead and sprays the road with high-pressure water to loosen debris and move it away from buildings. The a hand-broom crew follows and sweeps the debris into the path of the sweeper. Sweepers with controlled power finally vacuum the refuse to avoid damaging the cobblestone areas of the city.

Moscow, Russia: Heidelberg uses a fleet of high powered water jet to blast clean the streets.  The street are usually free of traffic (I’m not sure if this is by decree or people have learned to keep their cars out of the way!).

Well that concludes our tour around the world of street sweeping.   but since we’re in the good old USA, we’re going to do it the way we’ve been doing it for 40 years.

Construction Sweeping – Overcoming Obstacles to Sweeping on Construction Sites

Construction Sweeping – A Challenge for Most Construction Sites

construction sweeping backhoe - sweeping.comKeeping the streets clean on a construction site is a challenge for builders, construction managers and field supers.  Even subcontractors can run into problems when the streets are not clean on a construction site.

Fortunately, however, the people in charge of a construction site don’t have to tolerate the issues caused by a dirty construction site once they know how to take some preventative measures.

That’s what you’ll learn in this article.

Specifically, you’ll learn how to recognize potential problems with keeping the site clean. You’ll also find out how to prevent clutter and debris issues and manage them if (and when) they occur.

Construction Sweeping – Preventative Measures

So, without further introduction, let’s jump in with a discussion of sweeping construction sites and keeping them clean.

PARKING

One of the most consistent issues with construction sweeping is working around cars and trucks parked everywhere.  A busy construction site could have between ten to twenty different contractors working on any given day. If each contractor has a car (and many have several cars and trucks) the parking situation can get quite chaotic.

Here are some tips to keep the parking situation organized so construction sweeping can occur on a regular schedule:

Ground Rules – every site is different, so each site will need a different set of parking ground rules.  Take a few minutes to brainstorm potential parking problems for the site and possible solutions…then get input from the staff and contractors.  When involved parties are allowed to have input on things that affect them, they tend to accept and follow the ground rules.

Some basic ground rules should include where and where not to park, being mindful of other workers on the site, parking dispute resolution procedures, who to contact if there is a question about parking (or anything else).

parking map - sweeping.comProvide a map with contact info – communication is key when setting ground rules.  Providing map of the site with parking areas designated and ground rules identified is the easiest way to prevent the dreaded “nobody told me!”

Offer incentives for violators – although the preference is to punish ground rule violators, use positive reinforcement for a first warning.  If you encounter a first time offender, rather than giving a stern warning, use the “you probably didn’t realize” approach for the first offense.  Hand them a map and go over the ground rules.

If they become repeat offenders, use appropriate consequences to reinforce the parking ground rules.

Recognize that not only are the ground rules there for cleanliness and health reasons (and for construction sweeping accessibility) but everyone benefits from cooperation and a focus on safety.

SCRAP MANAGEMENT

Construction sweeping vehicles are not designed to sweep large pieces of construction debris.  Here are two criteria for managing construction scrap:

Schedule – Assigned specific clean up tasks every day at specific times. The end of the day is usually the best time to get these chores done.

Separate tasks such as disposing of litter, disposing of flammable or toxic materials and organizing the worksite and provide a checklist for their completion.

Also, assign tasks to specific people rather than a crew.  Accountability for specific work is more measurable when specific individuals are responsible for specific outcomes.

Separate materials – Different materials should be disposed of in different ways.

There may be recycling requirements in the municipality where the job site is located so separate scrap material into piles accordingly. Also identify usable materials and separate them to avoid accidentally throwing them away and consequently wasting money.

Many pieces of usable (and expensive) fypon trim has been damaged and thrown away because they were not separated and stored correctly.

COMMUNICATION

One of the main reasons why many sites become unsightly is because expectations for cleanliness (and behavior) are not communicated.

Make some time to identify what is expected from the staff and contractors and communicate these expectations consistently.

The saying, “Inspect what you expect” is not just a cliche, it’s an effective management tool.  First identify what you expect, communicate it to staff and workers then “inspect what you expect”.

Everyone will get the message that cleanliness, safety and cooperation is important on your site and you’ll end up with fewer issues and an attractive, clean and problem-free site.

Oh, and regular construction sweeping will help with that as well :-).

Garage Scrubbing – Your Guide To Garage Scrubbing Planning and Preparation

Garage Scrubbing – Key Factors For Critical Maintenance

garage scrubbing - sweeping.comIn order to make the good maintenance decisions, particularly regarding parking garage upkeep and garage scrubbing, several factors need to be considered.

You want the the best service at the lowest cost … the results of a maintenance service should have a visual impact and the cost is justified by positive feedback.

Here are four questions to ask to help with the decision process…

Garage Scrubbing – Why Do It?

The type of property you have influences how often you would conduct a garage scrubbing project.

Here are two criteria to consider:

Appearance –  if you have a property that is supported by a Hospital, retail environment, or professional offices having an attractive appearance is an important measure.

Tenants and their customers/ clients judge the value of a business from its appearance. First impressions are made within 12 seconds and a dirty environment creates a very negative first impression.

This not only impact the perception of value of the property but could lead to complaints by tenents.

Garage scrubbing is a fast and economical way to immediately improve the overall appearance of the parking garage or parking facilities.

Health – For properties that do cater to hospitals, medical offices, or health related facilities, having a clean environment is supports the values and services offered by these businesses at these properties.

What Garage Scrubbing Does…

In addition to improving the overall look a parking surfaces, garage scrubbing removes negative visual impressions and potential health issues.

Here are some of the issues that garage scrubbing will correct:

garage scrubbing oil stain - sweeping.com
Unsightly oil stains on parking garage deck

Grease & Oil – Because of the variety of vehicles coming in and out of a parking garage, invariably some of these vehicles have mechanical issues and drip grease and oil in the parking stalls.

Although grease and oil generally don’t present health issues, discolorations stand out and are the most visible.

Expert garage scrubbing minimizes or removes these discolorations.

Grime – Although not quite as obvious as grease and oil stains, grime is the slow build-up of oily dirt that collects over time. Eventually this grime becomes very noticeable (and somewhat slippery).

Garage scrubbing has a positive visual impact when the grime is stripped from the parking lot surface.

Droppings

Animal droppings (feces, feathers, carcas, etc.) don’t present quite the negative visual that grime or grease stains do, however if they build up they become quite noticeable and present a health hazard.

Birds and their droppings can carry over 60 diseases and mouse droppings can be a breeding ground for deadly hanta viruses.

Vegetation

In seasonal areas, leaves, seeds and other types of vegetative matter can blow into a garage and collect in unusual places.

Corners, parking blocks and bollards, can be collection points for this type of debris. If other materials are stored (construction or maintenance) these places can be “catch points” where vegetative debris can collect, rot and create an eyesore.

Mold

Grimy surfaces attract mold.  Mold is both unhealthy (especially for people with respiratory issues) and unsightly.

The combination of a moldy, grimy environment usually communicates neglect.

How to Conduct a Garage Scrubbing Project

Plan – Select a vendor with the knowledge, experience, skill  and capabilities to conduct the garage scrubbing project effectively and within budget.

Reach out and talk directly with the service provider.  Here’s a link to an article we published that offers specific questions to ask a vendor about their experience and capability.

Comparing Apples To Oranges

Prepare – In most garage scrubbing projects, parking areas will be restricted for a brief period.

Communicate with affected parties until your tongue falls out!

Even when you provide sufficient notice of a garage scrubbing project, there will be tenants and clients who complain.

Utilize as many communication channels as you have available (email, social media, signs, etc.).

Perform – Be sure to restrict the area for the garage scrubbing project the evening before.

Clarify expectations with your service provider about potential safety issues and completion deadlines.

If possible, be available at the start of the project to smooth over any unexpected issues.

Evaluate – Immediately after the project is complete, do a visual inspection of the cleaned surface so the results match expectations.

Ideally, this should be done right before the cleaned area is opened to the public so any issues can be resolved while the surface area is still available for cleaning.

Power Sweeping – Weird Things People Do With Street Cleaning

Power Sweeping – Sometimes It Gets Weird Out There

power sweeping - fallen leaves belong in bags
Fallen leaves belong in bags — not in the street!

Never underestimate how creative people can be when they do bizarre things.

I’ve seen very crazy situations when conducting power sweeping projects and I scratch my head trying to understand why people do such odd things.

So, what are some of the weird things that people do relating to Power Sweeping?

Power Sweeping – People Throw things into the street

For some reason, people think that power sweeping days are wonderful opportunities to dispose of debris.   So rather than sweep it up and throw it in the trash like normal people, they dump things into the street.

Now these are not usually large items, however the most common item is lawn debris such as leaves and cut grass.

Power sweeping is designed to pick up this type of biological matter, but not in huge quantities.

power sweeping party garbage - sweeping.com
The street sweeper has a big job ahead!

The other common type of trash is party trash. Debris such as beer bottles, beer cans, red party cups, party favors, and all types of leftover party junk.

This type of waste can be swept up by a power sweeper but is better off in a trash bag sold for this type of garbage.

Power Sweeping – People Dump chemicals and pollutants into the street

Another common problem is people who disposing chemicals into the street expecting the street sweeper to “sweep it up” or “spray it down”.

Now many people don’t realize that the chemicals that they dump into the street end up directly in the waterways that we use for our drinking water.

And one of the most common types of chemicals that end up on the street is antifreeze.

People park their cars in the street and flush their cooling systems into the street where the chemicals flow into a storm sewer.

If the car has a copper radiator or heater core, the waste coolant is also contaminated with lead.

In the United States it’s illegal for professional mechanics to dispose of used coolant, so dumping onto the street to be swept up by a power sweeper is a BIG no-no.

Crash Into the power sweeper

The vehicles used for power sweeping are not very fast vehicles.   And yet people crash into them quite frequently.

Perhaps the fact that power sweepers are usually not there all the time and then they slowly appear still makes them a bit of a surprise, but an accident can still be quite serious if you crash into a power sweeper.

Motorcyclist dies after crashing into street sweeper

Also it appears that being inebriated near a vehicle that is power sweeping can be deadly.   Here’s a report about a man who made the wrong step into the path of a street cleaning vehicle and got swept into the undercarriage of the street sweeper. Power sweeping vehicles may be slow, but they are still contain powerful brushes and vacuums that can be quite dangerous.

Man Falls Under Street Sweeper After Ballgame

Makeshift Power Sweeping

Power sweeping vehicles are quite expensive although very necessary for the cleanliness and environmental upkeep of the community.

In some countries, enterprising entrepreneurs who can’t afford a traditional street sweeper build their own makeshift power sweeping machines to provide street cleaning services.

Here’s a good example of power sweeping creativity in action:

Power Sweeping Music

For those of you who are fans of rap rock, have a listen to the Street Sweeper Social Club.  This band hails from Los Angeles and consists of guitarist Tom Morello of Rage Against the Machine and vocalist/emcee Boots Riley of The Coup.  They classify themselves as more of a musical social club…but why street sweeping?  Beats me.

Parking Lot Striping – Cleaning Surfaces Properly In Preparation for Your Striping Project

Parking Lot Striping – More Impact Than You Know

parking lot striping-sweeping.comAlthough parking lot striping may be looked at as something unimportant, it can have a tremendous impact on the overall usability of a parking lot. Adding stripes can make a parking lot more organized, easy-to-use and user-friendly – even for first-time visitors.

Most commercial property owners know this. Given the size and complexity of the typical parking lot of a commercial property, property owners have learned that parking lot striping is can be a huge benefit to the tenant if done correctly or an equally big headache if done wrong.  Considering striping importance, once the parking lot is built (or repaired), they quickly seek out the services of a parking lot striping company.

Parking Lot Striping and Cleanliness

What most property owners don’t realize is that the cleanliness of the parking lot surface can directly impact the overall quality of the striping. An unclean surface can reduce the lifespan of the stripes.

The reason for this is simple: if the striping paint is laid on any residual dirt left on the parking lot surface, the next time the surface is cleaned, the paint can be worn off more quickly (or worse, stripped off by the sweeper). Stripes could chip, rip, or fade, and require repainting. This ultimately increases the costs of striping since it would need to be restored more frequently when compared to surfaces which are thoroughly cleaned before the striping project.

Parking Lot Striping – The Cleaning Checklist

Before a parking lot striping project is initiated, it is critical to ensure that the parking lot surfaces are carefully cleaned. Generally speaking, there are three types of surfaces which need to be cleaned before striping the parking lot.

These are cement, concrete, and asphalt. Below are simple guidelines on how to clean these surfaces.

Parking Lot Striping Preparation – Cleaning Cement or Concrete Surfaces

Cement and concrete are common surfaces used on parking lot surfaces and paving stones. Cement is a binder material (like glue) which hardens to a durable surface. Concrete, on the other hand, is cement with an aggregate of sand, gravel and other materials that are added to provide a variety of hardness or porosity depending on the use of the surface.

The procedures for cleaning cement and concrete surfaces prior to parking lot striping are:

1. Remove any large debris or accumulated dirt on the surface

2. Professionally scrub the surface using a street cleaner with detergents made for cleaning concrete

3. Wait for the surface to dry fully

4. Spot-clean any stains with the appropriate cleaner (grease, oil, mastic, glue and molds all require different types of cleaner)

Please note that paver stone surfaces may need additional sanding after cleaning.

Parking Lot Striping Preparation – Cleaning Asphalt Surfaces

Most parking lot surfaces are made out of asphalt. Asphalt is a flexible material which is less expensive but requires more maintenance. The procedure for cleaning asphalt surfaces are the following:

1. Remove any large debris or accumulated dirt on the surface

2. Use a power blower to remove fine dust and dirt particles

3. Pre-treat any oil, grease or petroleum stains

4. Professionally scrub the surface using a street cleaner with detergents made for asphalt

5. Wait for the surface to dry fully

The bottom line is that the first step towards preparing a parking lot striping project is to ensure that the surface to be “striped” be thoroughly clean. The surface should be cleaned using not just the approach, but also with cleaning detergents which are meant for that specific surface. This will ensure that any striping on the parking lot will be clear, visible, and last for a long time.

If you are a commercial property owner who is planning for a parking lot striping project, be certain to get a professional that will properly prepare the surface by thoroughly cleaning it. Otherwise, you may end up compromising the longevity of the parking lot stripes.

The good news is that when you hire C & L Services for parking lot striping services, professional cleaning will part of the project. You don’t need the additional step of hiring another company to clean the surface.

If you are looking for a team of professionals, call us at 732-886-1940.  We’ll provide you with a problem-free parking lot striping.

Parking Lot Sweeping – The Difference That Makes A Difference in Excellence

Parking Lot Sweeping – Creating A Good First Impression

parking lot sweeping - sweeping.comHaving an immaculately swept parking lot is a smart investment for a number of reasons. For starters, the parking lot creates the first impression that visitors have. Generally, if you want to create a good first impression your clients, prospective tenants or other visitors, having a clean parking lot is the first step towards this.

A well-swept parking lot also protects you liability which may arise from parking lot accidents such as trips and falls.

Finally, regularly parking lot sweeping keeps the lot in pristine condition, reducing wear and tear – and the associated costs of repairs.

It is in your best interest to ensure that your parking lot pristine, clean and well-swept.

And if you want the best impressions you can get, you need the services of the best parking lot sweeping company you can find.

Parking Lot Sweeping – Sweepers are not all the same

Most people mistakenly assume that all sweeping companies are the same. As such, when in need of sweeping services, they reach out to the nearest company they can find.

The end result could be substandard work (or worse, no-shows) which ends up wasting not just their time, but also resources.

To avoid this situation, it is essential to understand what the difference between mediocre and excellent sweeping companies.

The simple fact is that not all street sweeping companies maintain certain standards and the best companies are committed to key principles. The most prominent of these principles are:

Parking Lot Sweeping Excellence Principle 1 – Keep equipment up to date and in top working condition.

The first rule of providing excellent cleaning services is having the right equipment. The best companies know this. They invest in the latest equipment which is available on the market. Beyond just having the latest equipment, they ensure that is in top shape. This means that they constantly service them to ensure that they are working at their best.

Typically, these companies maintain their equipment by having staff mechanics who can service them, as well as onsite garage space for providing safe storage. To top this up, the companies typically maintain an ongoing relationship with specialized parts vendors to ensure that any replacements are easily found. This ensures that their fleet is constantly on the road.

Parking Lot Sweeping Excellence Principle 2 – Skilled Workforce

Another rule of providing excellence is having full-time, well-trained and dedicated staff to provide parking lot sweeping services. When contracting parking lot sweepers, you want their staff to be pro-active, look for problems and communicate regularly with both clients and management. This not only ensures excellent customer service, it also prevents problems from escalating.

Such staff needs to undergo regular training, drug testing, and supervision. This ensures that the staff skills are maintained at their peak, it also “nips problems in their bud” before they have a negative effect on clients or properties. The best companies also maintain constant communication between executives and clients to ensure that the latter enjoy an excellent customer service experience.

Parking Lot Sweeping Excellence Principle 3 – Efficient Operations

The best sweeping companies also maintain efficient operations. Examples include using updated GPS systems, operating a radio dispatch and having 2 supervisors on night call while the rest of the world is sleeping. This provides prompt response to customer queries or needs.

Top parking lot sweeping companies also provide regular quality assurance and collect ongoing feedback from staff to keep the company aware and responsive to both customer and staff needs. The end result is that the overall quality of their services is constantly improving.

Ultimately, only the best street sweeping company can provide you with excellent parking lot sweeping services. Therefore, if you are looking to contract a company to provide you with the right sweeping services for your parking lot, then make sure that you contract a company which has the above qualities.

One company which fulfills the above criteria is C & L. Basically, if you need to make a great impression for your property, simply call C &L, and you will enjoy the best parking lot sweeping.

Pothole Repair: Challenging Situations that Only The Best Pothole Repair Companies Can Do Right

Pothole Repair – A Normal Part of Property Maintenance

pothole repair - sweeping.comEvery year, during the seasonal transition from winter to spring, the beauty of nature coupled with the warm inviting weather makes our world a perfect place.  That is until you see them — potholes on your driveways, pavements, and parking lots.

Potholes everywhere, worsened by the extreme temperatures of winter. If you notice potholes, no matter how severe they are, there are ways to get them fixed the right way, at a price that fits your budget and will leave durable results.

This can be done by selecting a professional company dedicated to the maintenance and repair of parking lots, pavements, driveways, and other paved surfaces.

Pothole Repair – Necessary Obligations

There are a few things you need to do to get the right company for the task. Keeping pavement in good condition is critical for appearance and avoidance of legal problems.

Pothole repair, much like patching a hole in your best (perhaps only) suit, has to be done the right way. A shoddy job would just be a temporary fix that will cost you even more with time, possibly causing harm to the cars and people using the surface, or worse, leave an eyesore that greatly lowers the value of property.

Generally speaking, pothole repair can be carried out quickly and easily by most paving professionals. However, some situations create additional challenges, which is why you should be selective about the contractor you choose for the job.

The most challenging pothole repair situations include:

1. Cold Weather – The colder the weather, the harder it is to conduct a pothole repair. Not only because of the cold temperature, but experienced experts know the ideal materials become scarce because of demand.  Companies committed to excellence know the materials that should be used in cold weather for the best results, and where to find them.

Cold patch asphalt, which is best used for pothole repair in cold weather, may not be as durable as hot asphalt repairs but they are economical and fill the hole quickly. This is a perfect fix to prevent the expansion of the hole until the weather is warm enough for hot asphalt.

It is much harder to find the best quality cold patch during the cold season. When you have a glaring pothole on your pavement, parking lot, or driveway that demands repair, contact C&L Services right away to get the pothole inspected and to get advice on the best possible approach to get it fixed.

2. High Traffic – Pothole repair on high traffic surfaces is a big problem. No one (especially property managers) wants to restrict users, shoppers, or employees from accessing a business property — not even for repairs.

The solution to this problem is simple: find a reputable maintenance contractor who can respond quickly and provide service during the low traffic periods such as evenings, nights, or very early mornings. This ensures that the pothole is repaired without a rush, and your business is not severely inconvenienced.

3. Soft Subgrade – Soft subgrade poses a huge challenge to inexperienced contractors because of the scope of repair on such a surface.

This situation requires more than a large pothole repair.  The right solution in this situation involves immediate removal of the pavement and stabilizing the subgrade with appropriate granular materials such as gravel and sands before repaving.

Extreme low temperatures, which we cannot wish away, is hard on paved surfaces, but you do not have to let it hurt your business or wallet. Cost effective and prompt mitigation of the pothole problem demands proper planning, regular inspection, and most importantly, getting a professional maintenance company to consistently provide lasting solutions every time nature or wear creates a hole on your pavement.
