Indoor Parking Areas Offer Unique Challenges Met with Parking Garage Scrubbers

Interior parking decks, parking garages, and indoor garage surfaces generate a lot of dirt and grime from daily traffic and parked cars. The oil, dirt, and grit builds up over time and needs to be regularly cleaned and maintained to insure the safety and cleanliness (and aesthetics!) of the space. The professional trained staff at C&L Services and our garage scrubbers are prepared to meet the challenge of keeping your indoor parking areas free of dirt and debris!

Professional garage scrubbers can quickly and effectively remove dirt, oil, and grime from indoor parking decks and garages. Scrubbing all parking tiers, including the ramps, will help maintain the appearance of the space and lessen the chances of a slipping accident.

Sand and dirt are abrasive materials and can shorten the life of the pavement, including wearing the line striping. Professional parking deck cleaning is much more cost effective than replacing or repairing the pavement surface throughout the parking deck or garage.

The specialized equipment and operators at C&L Services will scrub away the oil and grease. C&L garage cleaning services start with an application of heavy-duty degreaser and follow with commercial grade scrubbing using our high-end automatic garage scrubbers. With side brooms and rear squeegees, our scrubbers are specially designed to loosen debris and dirt and clean (scrub) the surface. We will scrub both single and multi-tiered parking decks. No job is too big or too small!

With a careful eye on first impressions, regular interval parking deck scrubbing should be part of any maintenance program for all commercial parking decks. Contact the experts at C&L Services today for a thorough site inspection and quote for regular maintenance on your parking deck. You can reach us at (732) 886-1940, or by filling out a form on our website at For more information on parking deck scrubbing or our other property maintenance services, click here.

C & L Services Celebrates 48th Year Anniversary and Honors Employees at 7th Annual Family Picnic

On September 14th, 2019, C&L Services marked its 48th year anniversary with its 7th Annual Family Picnic. This annual picnic is scheduled for early fall of every year and, culminating in months of planning and preparation, is held in appreciation of C&L employees and all the hard work they perform throughout the year. All employees of C&L Services are invited and are encouraged to bring their families to share in the festivities.

The annual picnic features award-winning barbeque, smoked brisket, chicken, pulled pork, ribs, hot dogs, and wings. A host of sides are also served, including macaroni and cheese and coleslaw. Also present at the picnic was our favorite DJ, raffles prizes (which include a paid day off with the boss!), tournament games such as horseshoes, bean bag toss, and kickball, and a playground for smaller children.

C&L Annual Picnic – A True Family Get-Together!

One of each of the trucks in C & L Services fleet is present at the picnic, including a broom sweeper, air sweeper, C&L crew pickup truck, box truck, and dump truck. Employees are invited to give their families a tour of their vehicles and allow the children to play inside. The trucks serve as a sense of pride for the employees, and also as a beacon for arriving families of where the picnic is located in the park.

C&L Services has been a family owned and operated business for three generations and has always emphasized “togetherness” and “family” in its core values. The picnic is a way for C&L Services to thank its employees for the sometimes off hours, extra time, and going above and beyond their duty while on the job.

Highlighting this year’s picnic was an award ceremony conducted in honor of Stevie Szewczyk. Stevie was presented with a plaque honoring him for 30 years of dedicated service while employed at C&L Services. Stevie loves the work he does at C&L, and the award was a way of telling Stevie that C&L loves him back!

With help from advanced technologies and superior training, street sweepers and their operators have reached a new level of sophistication and efficiency. Locations Where Street Sweepers Are Most Needed

Roadways, highways, interstates, bridges, offramps, state highways, county roads and rural municipal streets all need to be cleaned with effective street sweeping equipment. There are also a host of commercial areas that require intervals of street sweeping like office parks, shopping centers, retail strip malls, medical complexes, hospitals, shopping malls, industrial parks, airports, airport runways, and construction sites. Even special events like concerts, fairs and parks might require street cleaning or street sweeping services.

C&L Services is a trusted name in Street Sweeping and is a member of NAPSA, 1-800-SWEEPER, IREM, CIA, SBACNJ, NJBA and NAHB.

Street Sweepers Are More Efficient Than Ever

They are durable and purpose-built for low operating cost and increased safety. The cabs are designed for maximum visibility and outfitted with controls for operator ease and comfort. The most popular type are broom sweepers with a hose underneath that will spray water onto the street to loosen debris and dirt that is accumulated into the sweeper bin until it can be properly dumped. All locations that have hard surfaces need to be swept and cleaned on regular intervals.

New Technologies for C&L Street Sweepers

  • 360 degree cameras provide the operator with clear vision of everything around him during the street sweeping operation
  • GPS technology that monitors speed and location of sweepers
  • Virtual bread crumb trail allowing our supervisors and customers to follow where the street sweeper is and has been, and the speed at which he has swept
  • Closely monitored arrival and departure times

All of these technologies allow us to provide feedback to our customers on street sweeping services on their property, as well as assist our managers with monitoring driving habits and efficiencies.

The Street Sweeping Equipment Operators

C&L Services employs highly skilled and trained operators who have safety as a top priority. Our OSHA safety certified workforce operates the most advanced and well-maintained street sweeping fleet. Radio dispatch for emergency and on demand service make our flexibility second to none. Our driver operators are always professional, knowledgeable and courteous.

The C&L Training Process

Our street Sweeping operators are going through a certification process that has been developed by the experts in the street sweeping industry.  Boasting hundreds of combined years of experience in the street sweeping industry, these experts have developed best practices that have been distilled down to online training modules.  These training modules cover everything from hiring practices, good sleep habits, proper nutrition, sweeper equipment nomenclature, site assessments, what to do and not do after an accident, proper pre and post truck inspections; to name just a few.  Each sweeper operator is required to go through the over 20 educational modules covering these topics and pass a multiple choice test at the end of each module with a perfect score to be able to move onto the next module.  At the end of the modules, the operator will need to pass a cumulative test on all the modules with a perfect score.  They then will be subjected to an oral interview with a trained supervisor to ensure the concepts have been learned.  Once this is completed and it has been established that the operator has at least 1,000 hours of accident free sweeping, they will then be granted a certificate from the North American Power Sweeping Association certifying them as a Certified Sweeping Operator.

Parking Lot Line Striping: Why is it Important?

shopping center property

Are your parking garage or parking lot stripes and markings faded, dull or even worn off completely? If so, it’s time for a new coat of paint for your parking lot! Give your property the facelift it needs and eliminate potential liability with C&L’s line striping and handicap marking services.

Line Striping your parking lot or parking garage has a number of benefits, including:

  • Safety – The safety of the patrons and customers visiting your place of business should be paramount; faded crosswalks, parking spaces, and other safety markings in your parking lot can cause confusion for drivers and can even lead to accidents. Once these parking lot pavement markings have been given a fresh coat of paint, cars will move more efficiently through your lot and pedestrians will be at ease.
  • Curb Appeal – Nothing looks better than a fresh coat of paint! The same applies to your parking lot. Over time the lines and markings on the asphalt will fade due to constant exposure to the elements. Many parking lots are re-striped after their regularly scheduled seal coating. Leave a lasting first impression on your customers and patrons with a well-maintained parking lot.
  • Handicap Spaces and ADA Compliance – Indicating clear and proper access for the handicapped, as well as the most direct route to your building’s entrance, is a very important aspect of line striping. Also, ADA (American Disabilities Act) compliance thru pavement markings and signage ensures you avoiding fines and penalties and allows easy access to all potential customers, tenants, employees, and guests to your property.
  • Maximize Parking Spots – Parking line stalls that are clearly marked ensure that the most amount of customers and patrons can park in your lot at any given time. This ensures your visitors will all be able to find spaces during peak business hours.

C&L Services uses the most durable and longest lasting paints available. We can insure the services are performed at the most convenient time to minimize inconvenience to your customers.

Street Sweeping for Contractors, Construction Companies, and Project Sites

The world of street sweeping can be a messy one, especially on project sites with heavy equipment moving material and kicking up dirt, dust and mud. Keeping these project sites clean is very important for the safety of the work site and also benefits the environment. Here are some important things to consider when trying to keep your project or construction site clean of debris and dirt.

Project Sites and New Developments

Debris can accumulate on any construction site; screws, nails, and other pieces of debris can quickly be scattered across the job site. To avoid injuries or damage to any heavy equipment, it is vital that the site be kept as clean as possible. Having your site routinely swept by a street sweeper is the easiest way to keep your site in good working order. When managing any kind of new development, weekend traffic to your sale or leasing office means your streets and parking lots should be maintained for the overall aesthetics of the property.

Creating a Schedule

When ground is broken and site development work begins, it is paramount to maintain a schedule for street sweeping. Some sites may need weekly or even daily sweepings to ensure dust, silt, debris, settlement, and dirt is removed. This is often based on location, regional requirements, and township regulation.

City vs. Suburbs

A new community with hundreds of homes in a suburban location will need to maintain a regular weekly street sweeping schedule. A construction project in a city area with more local foot traffic may require daily street sweepings to maintain the overall appearance and curb appeal of the neighborhood.

Construction Sweeping Checklist

  • Maintain aesthetic appearance of site
  • Keep air pollutants, like dust and silt, to a minimum
  • Prioritize safety by removing unsafe debris, like stray screws and nails
  • Keep streets clean for local traffic (cars and pedestrians)
  • Loose dirt, construction debris could be hazardous for pedestrians

Construction companies, developers, builders, and contractors should plan ahead and maintain a regular schedule of street sweeping.

C&L Services is a third generation family owned property maintenance company. We have been sweeping and servicing real estate developers, builders, and communities in New Jersey for over forty years. Our crews are ready to tackle the toughest construction and project sites with our fleet of street sweepers.

Contact Us about Street Sweeping Services, Pavement Maintenance, Power Washing & More!

Power Washing – Do’s & Don’ts and Why You Should Hire a Professional

Spring has arrived, and with it comes lots of rain and humidity. With this change in weather, your building and property are getting covered in fine layers of dirt, dust, and pollutants carried by runoff. Over time, these areas will get dirtier and dirtier, and will require power washing to make them shine like new.

C&L Services has over 40 years’ experience power washing and the crews, equipment, and manpower to tackle any job in New Jersey.

Before you start a power washing project, it is important to do a thorough inspection of your property and determine the areas that need the most attention. At C&L Services, we recommend checking the following areas:

  • Roofing
  • Siding
  •  Soffit
  • Eaves
  • Gutter
  • Exterior walls
  • Windows
  • Gables and overhangs
  • Decorative sheathing
  • Foundation
  • Rails
  • Decks
  • Sidewalks
  • Concrete

Although many power washing projects can be completed on your own, either with your own equipment or a power washer rented from a local hardware store, a thorough cleanup may require a professional’s touch. Also, it is important to keep safety in mind; not only your personal safety, but also the safety of others as well as the safety and well-being of your property itself. The trained professionals at C&L Services are more than happy to take all of these issues into consideration for you.

Powerwashing purpose -

Here is a full list of the do’s and don’ts of power washing:

DO read your power washer’s operation manual before beginning your project to ensure safe operation.

DO make sure all safety shields and guards are in good working order.

DO check the power washer’s oil levels before each use.

DO wear proper eye, face, and hand protection when operating any equipment.

DO attach nozzles and/or accessories before operation.

DO keep hands and feet clear of the nozzle at all times.

DO consider adding a detergent or other cleaning agent to increase cleaning power.

DO direct the water at a downward angle when cleaning and type of wooden surface. Spraying the surface head-on can cause serious damage or splintering.

DO keep the wand and water jet at least six feet away from any type of electrical wiring, service boxes and entrances. An electrical shock from such devices can be deadly.

DON’T fill the fuel tank while the power washer is running or still hot from operation.

DON’T leave the nozzle closed for more than a minute while the washer is running. Doing so may cause the pump to overheat.

DON’T try to repair a leak in the hose or hose connection while the washer is under power.

DON’T power wash sensitive areas without testing beforehand. Increasing your spraying distance can allow for safe washing.

DON’T place any part of your body in front of the nozzle or point the nozzle at anyone.

DON’T hold the nozzle too close to any surface or for too long in one area – the jet can gouge wood, dent aluminum, tear away stucco, and erode mortar from joints in brick walls. Also, never point the wand directly at windows.

DON’T power wash from a ladder – you need both hands for safe operation. Also, the kickback of the wand can knock you off balance when first turned on. To reach higher places, use an extension wand instead.
